For the duration of the lease agreement, all tenants are required to maintain and provide proof of the following:
$100,000 Limit of Liability for tenant’s legal liability for damage to the landlord’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage (“Required Insurance”). Tenants are required to provide Hunziker Property Management with evidence of Required Insurance prior to occupancy of leased premises and at the time of each lease renewal period.
If at any time a tenant does not have Required Insurance, tenant(s) are in breach of the Lease Agreement and Hunziker Property Management shall have, in addition to any other rights under the Lease Agreement, the right but not the obligation to purchase Required Insurance coverage and seek reimbursement from the tenant(s) for all costs and expenses associated with such purchase.
While it varies slightly from policy to policy, in general renters insurance covers your stuff (clothes, electronics, furniture, etc.), any additional living expenses that may be required if you are displaced as a result of your home disaster, and also covers liability. The liability aspect pays for any damages or legal expenses if someone sues you for injuries they sustained in your home.
Most policies do not typically cover flooding, earthquakes, or pest infestations.

While you may not expect your college belongings to amount to much, even just your clothes, computer, and bed can add up! There are some apps that can help you inventory your belongings, or you may choose to do so in a spreadsheet.
Many renters insurance policies include liability insurance for you in the case that your pet injures someone leading to medical bills and/or a lawsuit. Be aware that many policies do not include liability coverage for certain breeds. Find more information on Hunziker’s pet policy here.
This can be obtained through an insurance agency of your choosing. Generally, these policies will cover your personal belongings as well as liability. If you choose a personal renters insurance policy, please make sure all tenants in your unit are covered, or make sure everyone has their own policy. We highly recommend you purchase insurance that covers your own belongings.
You can sign up for Roost Renter's Insurance through your online tenant portal (available for you to access prior to lease signing). These policies will cover your personal belongings as well as liability.
This policy covers liability only (it will not cover your own personal belongings). It costs $9.50/month for the entire unit. This charge is added to your normal monthly rent. This coverage can be turned off on a monthly basis only, so if you choose to switch to a personal renters insurance policy, you will be charged for the entire month.
