Directions for Subletting Your Unit
According to the terms of your lease, you are responsible for and must continue to pay for rent and utilities until your unit has been re-rented and the sublease agreement signed. Your sublease request is subject to Hunziker’s approval. In order to sublease your unit, please follow the directions below.

Once you have read the directions above, please download the PDF version of our Notice of Intent to Sublease form and print from your computer. Fill out the form to the best of your knowledge and submit to Hunziker Property Management at our office location.
Please Note: We charge a $250 fee for subleasing. This amount is deducted from your security deposit. You can also choose to employ us for $500 to assist with the subleasing of your unit. We will advertise and show your unit when employed. Please check with our office on maximum occupancy and student eligibility for your apartment.
Tips for Subletting Your Apartment
As soon as your sublessor signs their agreement with Hunziker, you (the original leasor) are released of your responsibilities as a tenant of that unit. This means that you don’t have to worry about finding the perfect new tenant; as long as they get approved by Hunziker, you are off the hook!
If you want to make your sublease more appealing to potential sublessors, you are welcome to offer a signing bonus or incentive to the incoming tenant! This gives you the ability to up your value especially if you are in a hurry to find someone. Just inform Hunziker of your incentive, pay that incentive to us, and we will transfer it to the incoming tenant.

How to Apply
You can apply to sublease a unit through our online application, located within the property availability page of the unit you are wanting to rent.
Resident Responsibility
As soon as your unit is re-rented and the new lease begins, the responsibility for the rented unit transfers from the original tenant to you (the sublessor). At that time, the original sublessor is released from resident obligations and responsibilities such as paying for rent and utilities.
