5 Ways to Know if an Apartment is Right for You
Andy Hunziker • September 29, 2017
When you’re searching for a new apartment in Ames, it’s important to keep a few things in mind. You may find a beautiful apartment that quite possibly is your dream apartment, but it happens to be in Boone, only have one bathroom and cost $2,800 per month. That’s not what you were looking for, and that apartment probably is not right for you.

Follow these easy five tips to discern whether or not the apartment you’re looking for is right for you.

Is Your Apartment in a Good Location?

Location, location, location. This statement stands true when searching for an apartment as well. Would you rather be close to your classes or closer to the store? Are you willing to pay a little bit more to be within walking distance of campus, or are you okay taking Cyride to school everyday. These are questions that you’ll need to ask yourself when searching for apartments. Many people prefer to be closer to their school or work, while others prefer to be in a quieter neighborhood like the apartments in Somerset.

How Many Rooms Do You Need?

Another thing to consider is the size of your apartment. How many roommates will you have and how many rooms do you need? Hunziker property management has apartments and houses ranging in size from one-room efficiency studios to entire houses and duplexes.

Bedrooms

When it comes to bedrooms, most people prefer to have their own room. Others, like dating couples and married people can live with one bedroom but also want to have one or two offices with storage. When it comes to bedrooms, find a website like Hunziker’s where you can filter the properties by the amount of rooms to filter out any ones that have too many or too few.

Bathrooms

This same principle goes for bathrooms. Many older houses and apartments often only have one bathroom that acts as both a personal and guest bathroom. This often can become a struggle, especially when sharing that same bathroom with roommates who are all trying to get ready at the same time every morning. Keep this in mind when you’re searching for apartments in Ames, because otherwise it may cause uncomfortable situations in the months to come.

Is It In Your Price Range?

This one is important—only search for apartments that you can afford. Before your apartment search even begins, it’s important for you and your roommate(s) to decide on a budget and price range, so that you’re not stretched too thin for the next year. This also helps you prevent from looking at (and dreaming about) homes that you can’t afford. While we’d all love to live in a 5 bedroom home with a fenced in backyard, for many of us this dream is unfortunately a few years off.

Do You Have Any Amenities?

People love their pets, and even here at Hunziker Property Management, our staff is full of cat and dog lovers. Just like us, you may have the need for special amenities while looking for an apartment to live in. Whether you need a handicap accessible unit, a pet friendly apartment, or a garage to store your car, bikes or camping gear in, you’ll want to find the perfect place to live. It’s best to plan ahead for these things too, for example if you and your boyfriend are planning on getting a pet in the next year, look for a pet friendly home this year. That way, your furry friend will be able to settle into your apartment, and you won’t need to move again next year.

When Can You Move In?

The last important thing to check for when searching for apartments in Ames is when the start and end dates of your new lease are. Will you be able to get moved in before your new job or the semester starts? Do you have a job where you can’t be locked into a 12-month lease? These are all important questions to ask yourself before selecting an apartment and signing the lease. It would be a shame if you selected an apartment that you couldn’t move into until after the semester.

Great! Now that you’ve set the guidelines of the type of apartment you’re looking for in Ames, it’s time to finally start the search. You can browse Hunziker’s property listings for available units and schedule a tour at any of them today. After all is said and done with your lease signed and roommates selected, you can then start to dream about how you’re going to decorate your perfect apartment!

When you’re a college student, one big decision can shape your college experience: where to live. From on-campus dorms to off-campus apartments, each option has its pros and cons, and your choice will impact everything from your daily commute to your social life. Let’s break down the key differences to help you decide which housing option suits you best. On-Campus Housing: Pros and Cons Pros Proximity to Classes Living on campus means your classes, libraries, and academic resources are just a short walk or bike ride away. This convenience is especially helpful in the winter months, allowing you to avoid long drives in harsh weather. Built-In Social Network Dorm life offers opportunities to make new friends. With dorm events, shared facilities, and a high concentration of students in one place, you’ll have more chances to build connections, meet new people, and find your community at Iowa State University . Included Amenities On-campus housing often includes basic amenities like Wi-Fi, laundry facilities, and meal plans. You might find it easier to focus on studies without having to worry about extra bills or cooking meals . Campus Safety and Security Iowa State provides campus security , which can be reassuring, especially for those new to Ames. University police and campus safety initiatives are in place to make sure that you feel safe. Cons Less Privacy and Space Dorm rooms are often shared, which means limited privacy. While the social aspect is a bonus, the tight quarters can sometimes make it difficult to find alone time or space to study. Strict Housing Policies Living on campus means abiding by the university’s rules, including quiet hours, visitation policies, and more. This structure may feel restrictive if you’re looking for more independence. Higher Cost For some, on-campus housing can end up being more expensive compared to certain off-campus options. While dorm rates include some utilities and amenities, you may find better financial flexibility living off campus. Off-Campus Housing: Pros and Cons Pros Greater Independence Off-campus living gives you more freedom in their day-to-day lives. From choosing where to live and whom to live with, to setting your own rules, you can create a lifestyle that best fits you. Variety of Housing Options Ames has a range of housing options , from apartments to houses, which can provide more space and privacy than on-campus living. This flexibility allows you to find a setup that suits their budget and space needs. Cost-Effectiveness Off-campus housing is usually more affordable than on-campus options for a few reasons. Living off campus also allows you to split costs with roommates, potentially reducing expenses. Plus, some off-campus options offer additional amenities like parking, fitness centers, and community events. Real-World Experience Managing rent, utilities, and other aspects of off-campus living provides a valuable learning experience. You gain a sense of responsibility, which can help ease the transition to post-college life. Cons Transportation and Commute Living off campus often means budgeting time and costs for commuting to classes. While Ames has public transportation options, you may need to account for commute times and transportation expenses. Extra Bills Unlike on-campus housing, off-campus residents usually have separate bills for rent, utilities, and internet. While these costs can be manageable, they add an extra layer of responsibility. Limited Social Interaction Living off campus can make it harder to meet new people, especially if you’re not attending campus events regularly. Dorm life naturally brings people together, but off-campus housing requires more initiative to stay connected with friends and the campus community. Explore Hunziker Property Management’s Off-Campus Rentals in Ames Ultimately, the choice between on-campus and off-campus housing depends on your lifestyle, budget, and preferences. On-campus living offers convenience and community, while off-campus living provides independence and can be more cost-effective. If you’re ready to explore off-campus options near Iowa State University , Hunziker Management Property has a variety of rental options in Ames designed with student needs in mind. Ames, Iowa is known for its close proximity and association with Iowa State University. Living in a college town means that students and residents have plenty of exciting opportunities to expand their social lives and meet new people. At Hunziker, we want to ensure that our residents experience all that Ames has to offer. Keep reading to learn about the exciting things to do in Ames and the ISU campus. Zodiac Circle at the Memorial Union (MU) One of the most notable Iowa State traditions is to avoid stepping on the bronze Zodiac embedded at the entrance of the Memorial Union. It’s not entirely clear how this tradition got started—but it is commonly believed that to step on the zodiac will ensure the student fails their next exam. But don’t worry! It is also rumored that this impending crisis can be averted by tossing a coin into the Fountain of Four Seasons directly outside the entrance to the MU. Getting a Clone Cone at Hilton Coliseum Cyclone fans can work up a powerful hunger while cheering for the men’s and women’s basketball teams . When that happens to you, head over to the concession stand and ask for a Clone Cone. With nearly a pound of delicious red and yellow ice cream piled high and topped with a cone, you can share with a friend and fuel the Hilton magic ! Reiman Gardens Visiting Reiman Gardens is a ‘Can’t Miss!’ Ames locale. Since its opening in 1995, this horticultural exhibit’s presence has grown in both size and community impact. Visitors delight to experience the following features: Children’s Garden Butterfly Conservatory Hillside Water-wise Garden Lake Helen Sycamore Falls Hughes Conservatory Campaniling The Campanile , located in central campus, has a very romantic history. Edgar Stanton, a former acting president of the university, established a monument to his beloved wife, Margaret MacDonald Stanton, when she died in 1895. Since then, the original 10 bells have been expanded to 50 bells. It is with that romantic backdrop that the tradition of kissing your romantic interest under the campanile at the stroke of midnight came about. This practice, known as campaniling, is widely considered a necessary act to become an official “Iowa Stater.” Walking Around Lake Laverne With Your Romantic Partner (MU) Another romantic tradition celebrated by students, alumni, and faculty members includes walking around Lake Laverne with your romantic partner. It is believed that silently walking around the lake three times with your beloved will ensure that the relationship will stand the test of time. Yell Like Hell Yell Like Hell is a homecoming tradition dating back to 1963 designed to get students more involved with activities on campus and show their Iowa State Pride. Groups of students compete with each other with unique chants, cheers, and skits related to that year’s homecoming theme. These hotly contested acts often involve body paint and outrageous costumes and are judged based on the use of ISU colors, incorporation of the homecoming theme, enthusiasm, and school spirit. Art on Campus Walking Tour Iowa State University is home to one of the largest campus public art programs in the United States. The general public is invited to view the more than 2,500 works of art displayed on both the interior and exterior of buildings across campus — though the indoor works of art are only viewable during building hours. The Art on Campus Collection is viewable for free. Living in a college apartment often means adjusting to a smaller living space , but with the right strategies, you can turn even the tiniest apartment into a functional and comfortable home. Here are some practical tips to help you make the most of every square foot. 1. Utilize Vertical Space Vertical storage solutions are your best friend in a small apartment. Installing floating shelves helps you keep items off the floor and neatly organized. These shelves can hold books, plants, or kitchen essentials without taking up valuable surface area. Similarly, wall hooks are versatile and can be used in various rooms — by the entryway for coats and bags, in the kitchen for utensils, or in the bathroom for towels. Don't forget about over-the-door organizers. They're an easy way to store shoes, toiletries, or accessories while saving valuable closet space. 2. Invest in Multi-Functional Furniture In a small apartment, every piece of furniture should earn its keep. Multi-functional furniture is essential for maximizing space. Consider a sofa bed, which serves as a couch during the day and a bed at night, perfect for accommodating guests without needing an extra room. Storage ottomans offer triple benefits: they can serve as seating, a coffee table, and a place to store blankets, books, or other items. Foldable furniture, like desks or dining tables that can be tucked away when not in use, is another excellent space-saving option. By choosing versatile pieces , you can keep your apartment uncluttered and functional. 3. Maximize Closet Space Closets in college apartments are often small, but with a few tricks, you can significantly increase their capacity. Start by switching to slim hangers, which allow you to fit more clothes on the rod without cramming them in. If your closet only has one rod, consider adding a second one below it to double your hanging space. This is especially useful for shorter items like shirts and pants. Don’t forget about the space under your bed. Invest in storage bins or drawers to store off-season clothing, extra bedding, or bulky items, keeping them out of sight and your closet less crowded. 4. Opt for Light Colors and Mirrors The color scheme in a small apartment plays a crucial role in how spacious it feels. Light colors like white, cream, or pastels can make a room appear larger and more open by reflecting light. Painting your walls or choosing light-colored furniture and decor helps create a more airy and inviting atmosphere. Additionally, mirrors are another effective tool for enhancing the sense of space. Placing mirrors opposite windows or in strategic locations reflects light and creates the illusion of depth, making even the smallest rooms feel bigger and brighter. 5. Declutter Regularly In a small apartment, clutter can quickly become overwhelming, making the space feel cramped and chaotic. Regular decluttering is essential to maintaining a comfortable and organized living environment. Start by purging items you no longer need or use. Whether it’s clothes you haven’t worn in a year or kitchen gadgets that only take up space, letting go of unnecessary items can free up valuable storage. Additionally, keep your surfaces clear of excess items. A clean desk, countertop, or coffee table not only looks more appealing but also helps your apartment feel more open and less cluttered. Adopting a minimalist mindset can go a long way in keeping your small apartment functional and inviting. Find Your Next Apartment With Hunziker! Moving into your first college apartment is such an exciting milestone! It’s a great chance to create a space that truly reflects your personality and fits your needs. The best part? Decorating doesn’t have to be expensive or stressful. With a little inspiration, you can turn your living space into a cozy home without breaking your budget. To help you get started, here are some popular apartment decor styles. 1. Minimalist Chic Minimalist style is perfect for small college apartments, focusing on simplicity and functionality. By ditching the clutter, you can create an organized space that's super easy to maintain. Decor is kept minimal, emphasizing quality over quantity. Choose a few key pieces, like a large framed print, a couple of potted plants , and a chic mirror, to add personality without overcrowding your space. Simple storage solutions, like under-bed storage and dressers, are essential for keeping things tidy and nailing that minimalist look. Key Elements Neutral Color Palette: Warm wood tones along with crisp white, black and gray Functional Furniture: Multi-purpose pieces like a bed with storage drawers or a fold-out desk Simple Decor: Think framed prints, a few potted plants, and sleek lighting fixtures Storage Solutions: Utilize shelves, baskets, and under-bed storage to keep things tidy 2. Bohemian Vibes Bohemian style is all about creativity, individuality, and a relaxed vibe, making it perfect for college students who want to show off their personality through decor . Think bold colors like deep purples, emerald greens, burnt oranges, and bright blues, mixed with diverse patterns and textures. Boho spaces are cozy with layered rugs, throw blankets, macramé wall hangings, and beaded curtains. Unlike minimalist styles, boho goes for a "more is more" approach, with walls covered in art. Shelves are packed with books, trinkets, travel souvenirs, and indoor plants. Overall, a bohemian-inspired apartment feels laid-back and welcoming — perfect for relaxing, getting inspired, and feeling at home. Key Elements Bold Patterns and Colors: Mix and match vibrant textiles, tapestries, and rugs Eclectic Furniture: Vintage finds, floor cushions, and fun chairs can add character Greenery: Get a few plants to bring nature indoors Artistic Touches: Display your artwork, photos, and souvenirs from travels 3. Industrial Loft If you're into an edgy, urban look, the industrial style is perfect for your college apartment. It's all about modern elements mixed with raw, unfinished aesthetics, making it great for apartments in repurposed buildings with cool features like exposed brick and ductwork. Think exposed brick walls, steel beams, and concrete floors. The vibe is all about raw materials like metal, wood, and concrete. Furniture pieces often include reclaimed wood and steel, adding a rugged charm. Picture metal-framed beds and wooden dining tables with industrial-style chairs. Lighting plays a big role in nailing the industrial look. Go for pendant lights with metal shades, vintage-style Edison bulbs, and floor lamps with exposed bulbs. For accessories, stick to functional items like metal shelving units and wire baskets to keep that utilitarian feel. Key Elements Neutral Tones: Black, gray, and metallic accents dominate Raw Materials: Exposed brick walls, wooden beams, and metal fixtures Functional Furniture: Sleek, metal-framed beds, and industrial-style shelving units Minimal Decor: Use functional items as decor, such as a stylish bike rack or wire baskets 4. Vintage Charm If you love thrifting and repurposing, vintage style is your go-to for a nostalgic and charming vibe. Think soft pastels and warm neutrals to create a soothing atmosphere. Your furniture game should be strong with vintage or antique pieces like distressed wooden dressers and retro velvet sofas. Floral patterns, vintage clocks, and toile prints in upholstery and wallpaper add that extra touch of elegance and whimsy. Don't forget the personal mementos and heirlooms! Family photos in vintage frames and handmade crafts give your space a sense of history. Repurpose cool items like old ladders as bookshelves or vintage suitcases as coffee tables for unique character. Key Elements Retro Colors: Pastel shades, bold patterns, and nostalgic hues Unique Furniture: Vintage desks, antique mirrors, and retro chairs Decorative Details: Old books, vintage posters, and quirky knick-knacks DIY Projects: Refurbish old furniture and create personalized decor Vintage Charm Final Tips for College Apartment Decor Budget Wisely: Look for affordable furniture and decor at thrift stores, online marketplaces, and discount retailers. Personal Touch: Incorporate items that reflect your personality and interests. Stay Flexible: Opt for modular furniture that can be easily rearranged or repurposed. DIY Projects: Get creative with do-it-yourself decor to save money and add a personal touch. Comfort First: Make sure your space is comfortable and practical for studying and relaxing. Each type of rental property offers unique perks and considerations. Whether you're a first-time renter or a seasoned tenant, understanding the differences between apartments, townhomes, and condos can help you make an informed decision that aligns with your lifestyle and preferences. Apartments Apartments are the most widespread form of rental housing, typically found in multifamily buildings owned by a single landlord or property management company . These units vary in size and layout, ranging from studio apartments to penthouses. Here are some key characteristics of apartment living: Amenities: Many apartment complexes offer an array of amenities such as fitness centers, swimming pools, communal lounges, and laundry facilities. These shared spaces contribute to a sense of community and convenience for residents. Maintenance: One of the primary benefits of apartment living is the minimal maintenance responsibility for tenants. Landlords or property management companies typically handle maintenance tasks such as repairs, landscaping, and snow removal. Lease Terms: Apartment leases are often more flexible than those for townhomes or condos, with options for shorter-term leases or month-to-month agreements. This flexibility can be advantageous for individuals who anticipate relocation or lifestyle changes in the future. Affordability: Apartments tend to be more budget-friendly compared to townhomes and condos, particularly in urban areas where rental demand is high. However, rental prices vary significantly depending on location, amenities, and unit size. Townhomes Townhomes, also known as townhouses, offer a blend of single-family home features and apartment-style living. These units are typically part of a row of similar structures, each sharing common walls with neighboring units. Here's what sets townhome rentals apart: Space and Privacy: Townhomes may offer more privacy, with multiple floors and separate entrances. This layout appeals to renters seeking independence and separation from neighbors. Yard or Outdoor Space: Unlike apartments, many townhomes have a private outdoor area such as a patio, deck, or small yard. Maintenance Responsibility: Townhome renters may also bear greater responsibility for maintenance tasks such as lawn care, landscaping, and exterior repairs. Some maintenance duties may be shared among residents or handled by a homeowners' association (HOA). Community Atmosphere: Residents still share common areas and may be subject to HOA fees, rules, and regulations. Condos Condos, short for condominiums, are individually owned units within a larger residential complex or building. Unlike apartments, which are typically owned by a single entity, condos are owned by individual residents who collectively manage the upkeep of the property through an HOA. Here's what renters should know about condo living: Ownership Structure: Renting a condo involves leasing a unit from its owner, an individual investor, or a resident landlord. Shared Amenities: Similar to apartments, condo complexes often boast shared amenities such as fitness centers, pools, and common areas. However, these amenities are maintained by the HOA and typically have higher rental costs compared to standalone townhomes. HOA Fees: Renters in condo complexes may be required to pay monthly HOA fees, which cover the cost of maintaining shared spaces and amenities. Ownership Benefits: Renting a condo can offer a taste of homeownership without the long-term commitment or financial responsibility of ownership. The choice between apartments, townhomes, and condos ultimately depends on individual preferences, lifestyle, and budgetary considerations. By understanding the distinctions outlined above, renters can make an informed decision that aligns with their needs and preferences in the rental market. Quick & Easy Apartment Meal Ideas for Busy Schedules/College Students As a college student or someone with a busy schedule, your time is precious. Staying organized and on top of everything you need to do such as assignments, class, work, extracurriculars, and more is almost a full-time job in itself. The last thing you want to worry about is “What am I going to eat today”. At Hunziker, we understand what it’s like to be so “on-the-go” that finding time to throw something together for lunch or dinner can be frustrating. That’s why we’ve put together some of our favorite quick apartment meals to make your life easier for any apartment-style kitchen space . A Simple Sack Lunch Remember the field trip days in elementary school where everyone brought a sack lunch from home or the school made some up specifically for the occasion? Sack lunches are quick, easy, AND help you hit all the important food groups. The only thing you need to “make” is a sandwich to whatever your preference is (ie; ham and cheese, peanut butter and jelly, etc)! Then, just throw in a fruit, veggie, and perhaps a sweet treat or snack to make your day a little brighter. Sack lunches are super convenient, especially because they don’t require heating. So, you can throw it in your backpack to take to campus or in your work bag for a well-rounded meal to keep you satiated until supper. Sheet Pan Meals You’ve probably seen these recipes before, but hey, they’re helpful! Sheet pan meals are designed to be easy, with minimal steps required. Head to the store and grab your favorite vegetables (fresh is best) and a protein. Then, cut everything up, mix in some olive oil and your favorite seasonings, spread it out on a sheet pan, and put it in the oven to roast. Time and temperature will vary depending on your choice of ingredients. Add a little more versatility to your sheet pan recipes by looking some up online for different flavor palates such as; “Mediterranean”, “Spanish”, “Greek”, “Indian”, and more. Best part? They make GREAT leftovers, so you can make one pan and get four tasty meals out of it! Stir-Fry Similar to the sheet pan meals, you can whip up a mean stir fry in no time at all! All you need is a large frying pan, oil of choice, veggies of choice (save on prep time and get pre-chopped ones), seasoning, protein of choice, and rice or noodles. All you have to do is throw everything into your frying pan and let it cook. Of course, if you’re cooking with raw meat you’ll want to make sure you cook that first. Similar to a sheet pan recipe, stir fry is a great way to make sure you are eating healthy, but also helping you save money. Crock-Pot/Slow Cooker Meals Set it and forget it. That’s the beauty of cooking in a slow cooker or crock-pot! There are plenty of recipes online for different meals you can make in a slow cooker. As you may have seen on Instagram Reels or TikTok, these “dump” meals can range anywhere from pastas and soups, to stews and even enchiladas. If you’re an early riser and won’t be home until midday, you can set up your slow cooker earlier and have it ready to eat when you get home. Or, if you leave at midday and come back at night- there’s nothing better than having a warm meal waiting for you at the end of the day. Helpful Meal Tips To Make Cooking Easier These were just a few ideas of what to make throughout your busy week, whether it’s school or work. The great thing about all of these ideas is that they can be customized to whatever you like. We also have a few more tips to keep you inspired and hopefully get those mental gears moving to make cooking a part of your routine. Meal prep- cooking in bulk can save you money and time. Keep essentials stocked- spend less time running to and from the store. Invest in simple cooking gadgets- from crock-pots to air fryers, making cooking a breeze. Save food waste on frozen food- make sure you’re checking the type of frozen food you’re buying to ensure it’s nutritious. Transform Your Space: Create A Peaceful Apartment In 2024, we recognize the importance of reducing stress, balancing work and life, and simply trying to worry less. To ease these wants, your place should be calm and filled with easy thoughts. The suggestions below can help bring peaceful energy to your apartment and transform it into a place of rejuvenation. Let's explore practical steps you can take to infuse calmness and serenity into your living space. Clean Up Do not underestimate the value of a deep clean inside your apartment. Obvious build-ups, such as a pile of laundry and dishes, can be overwhelming, but messiness in the nooks and crannies of your apartment can cause unpleasant feelings. A clean space to clear your mind can help promote positivity, and the action of cleaning can provide a sense of accomplishment and productivity. Also, while cleaning up, reflect on your items; your space may have items that do not bring you joy. Removing items associated with painful times, such as photos, trinkets, or clothing, can help clean up your space and mind. The KonMari Philosophy , which has grown in popularity over the years, focuses on the question, “Does this item spark joy?”. It is designed to inspire and help you find what you need in your space. Circulate Air After focusing on a deep cleaning of your home, notice if the airflow is optimized. Check if any large furniture is blocking ventilation and/or windows. Letting air circulate and adding greenery can benefit your health by getting rid of moisture, contaminants, odors, and more while helping clear the brain. Incorporating an air purifier and allowing air to flow can help eliminate unwanted elements and reduce stress by lowering cortisol levels. Add Color And Textures The minimalist, neutral colors trend is in and can help with the simplicity of a clean home, but adding certain colors and soft materials can help inspire your space too. Color psychology recognizes colors can bring different energies into your apartment. Bright, warm tones (red, oranges, yellows) carry energy and happiness. Muted, softened tones (blues, greens, purples) carry calming and soothing energy. Going back to the KonMari Philosophy, if an art piece brings joy to you, hang it up and allow it to radiate its energy. Besides just art pieces, adding color can be easy through curtains, blankets, and other non-traditional art pieces. Including textures through these items can create the peaceful environment you’re striving for. Refreshing your home with soft blankets and pillows or rugs can help take away the rough hard edges throughout your space. Correctly Utilize Your Space It’s important to create separation between life, work, and school within your apartment. Allowing certain spaces to focus on the quiet and busy moments in your life can help prioritize your mental health. Consider a room’s role, such as the bedroom for relaxation and the kitchen for cooking and school work. By designating certain areas in your home for specific activities, you can move around with ease and avoid being distracted while working or studying.
