Whether it's your first apartment or your tenth, looking for an apartment can be overwhelming, stressful, and time-consuming, but if you know what to evaluate when looking for a place to live, the process will be a breeze.
One of the first and most important things to consider when looking for an apartment is your price range. Your rent is likely going to be your largest expense, so having a clear budget and knowing the maximum price you can afford can help narrow down your options.
Utilities also need to be taken into consideration. Depending on the apartment, some utilities will be included in the rent but oftentimes you will have to pay for everything on your own. In the case that utilities are not included, they can add up quickly, sometimes even totaling a couple hundred dollars a month.
Many apartments also require you to pay for parking and charge you for other things such as storage fees, community fees, admin fees, and insurance. Like utilities, these can add up fast. When comparing your options for apartments, keep track of how much you’ll end up having to pay to help you make your decision.
At Hunziker Property Management, we offer a range of rent prices to fit everyone's budget and reserved or open parking is almost always included in the rent. On top of that, most residents are only responsible for covering their electricity bill while we pay for internet, heat, water, and trash.
The different amenities that are offered can also be a huge determining factor when trying to find an apartment. Amenities might include a fitness center, game room, private balconies, and more. Some other amenities that are more uncommon are in-unit laundry, central air, a garbage disposal, an ice maker, and bedroom door locks.
Apartments are not required to offer any of these but when they do, it is definitely an extra perk and can absolutely improve your living experience. Depending on your situation, i.e. if you have roommates or pets, the length of your lease, etc., you’ll need to consider how important each of these possible amenities are to you.
Where is the Property Located?
One thing that people often forget to think about is the actual location of where an apartment is. When conducting your search, ask yourself questions like:
Maybe your main priority is to be close to where you attend school and you don’t really care where your nearest grocery store is. On the other hand, being next to a ton of restaurants and shops might be your top priority. You also might desire being part of a vibrant community that is found in some neighborhoods.
Not everyone has the same preferences and that is why it is important to consider the location of an apartment before signing a lease, especially if you are going to have a roommate. Luckily our properties are located all around Ames, so wherever you’re interested in living, Hunziker is here for you!
When any apartment is listed online, the photos included in the listing always look perfect. This is why it is crucial to see the unit in person so you can examine the quality and see if there are any red flags.
If any recent renovation or upgrades have been made, that is typically a good sign that the property is well taken care of. If you see any cosmetic issues like a burnt out lightbulb, paint touch up, or broken blind, know that those can be easily fixed. The red flags you want to take notice of are any water damage, bug problems, mold, and electrical problems.
We take pride in our time and effort we consistently put into keeping our properties in great condition. No matter the age of the property, we strive to give our residents updated units to cater to their comfort.
Last but not least, you’ll want to consider who you'll be renting from. Does the management company or landlord consistently have bad reviews? Are they known for unethical practices? Do you feel like you will be respected as a tenant?
One thing to note is that most negative reviews should be taken with a grain of salt. Many times negative reviews come from a one-off experience and are not always telling of the apartment overall. If every review that is coming in is negative, that is when you should consider it a red flag. In addition to looking at reviews, asking people you know that have lived in the apartment building you're interested in is also a great resource!
We have been a part of the Ames community for over 60 years and received the best of Story County award for the last 8+ years. At Hunziker, we are devoted to giving you the best living experience possible and recognize that your unit is so much more than just an apartment.
